Dundas Square Gardens Has Arrived

If you have been following my Blog, then surely you know about the 4 Big factors (click to read the blog) I look into to help me make the decision of investing in it myself and more importantly to sell it.

Unlike other Agents out there, I do not sell anything or everything that grows. I must admit, I have a selfish motive. I want to make the best investment because I want my money to grow and capitalize and I want the same for my clients. If I am not 100% on a project I do not indulge on it myself nor do I recommend it.

There is no doubt 2014 will be a great year for Real Estate, be it resale or pre-construction. Already 2014 has started off with an amazing array of Condominium Projects. First, It was the Core Condominiums and now with the Dundas Square Gardens by Easton’s Group of Hotels. Located at 200 Dundas Street East, this project has a tremendous location. Eaton Centre, Ryerson university, St. Michaels hospital are all minutes away.

The whole project will consist of 2 buildings (45 storeys and 16 storeys) & the units units start just under $200,000.

According to Google Maps, it takes less than 10 minutes to walk from from 200 Dundas Street East to Eaton Centre

Lets take a look at the Neighbourhood:

The Hilton Garden Inn

What currently exists at 200 Dundas Street East is the Hilton Garden Inn. This Hotel is owned by the Easton’s Group and will be demolished to make way for the Dundas Square Gardens Condominiums.

Ryerson University Parking Lot

On the west side of Jarvis, we have a the parking lot owned by Ryerson University.

Now for the million Dollar question! Does this project satisfy the 4 factors I look for?

  1. Location: The east side of the city has seen many positive changes past few years and is in my opinion finally getting some well deserved attention from the developers. Being literally next door to Ryerson University and the close proximity to other hot spots of the City, It’s a no brainer!
  2. Duration: Possession will be 2018, so that is a BIG thumbs from me.
  3. Price: Price per square feet is approx. $585 which is great.
  4. Builder: Easton’s Group rocked Toronto with their King Blue Condominiums / Westinghouse Lofts. The direction this company is headed, it is hard not being part of the excitement.

On a side note, having reviewed (yet to be released) floor plans, I could not be more happier about the utilization of space.
